Terms of Business

I provide a personal and professional property management and maintenance service and a full commitment to working in the interests of the Landlord and their property.

My main objective is to promote a good working partnership between myself and the Landlord and the tenant.

My terms and conditions are limited to those services as described below (which may change from time to time) and relate to the property management, the property maintenance and communications with the tenant - but I will be pleased to discuss any additional requirements that any Landlord may wish to be included.

  • I offer advice (without prejudice) for free which is given in good faith - and simply based on experience and what I would do in a similar situation. Although i have over 10 years experience in managing properties and tenancies I do not consider myself an expert in all aspects of the complicated legislation relating to property letting - but as a member of the NLA (National Landlords Association) I can utilise their advice lines - but I recommend that any comments I give or advice given should be confirmed with a qualified solicitor.

  • That all parties enter the full management service (on any new tenancy agreement) with the intention of using it for at least the fixed period of the rental agreement - or less by prior agreement.

  • I will fix any minor repairs "on the spot" with tools I carry in my car at no charge during any routine house checks. Any work out of my scope or skill I will arrange any third party maintenance - larger repair jobs will be discussed with the Landlord. Repairs etc are passed onto the Landlord at cost - there is no commission charges etc to be added.

  • That the Landlord agrees to return any overpaid rent if any such situation were to occur during or after any tenancy period (this is mainly only likely to occur if rent is paid to us directly by housing benefit).
  • My fee is a flat 9% of rent taken (no vat) for all the services described above
    plus an initial 249 to cover advertising and credit checks to find new tenants (not applicable if taking over an existing tenancy)
