Hillside Property Management is operated by me - a Private
Landlord with over 10 years property management and letting
experience across a wide range of tenants (professional tenants,
students and families on housing benefit).
I am a member of the National Landlords Association and an
Accredited Landlord by EMLAS for our own properties.
To ensure a professional approach to managing properties I have
attended courses and workshops to become an Accredited Landlord
by the local council.
I also regularly attend meetings for Landlords arranged by the
NLA, EMLAS and the local council to keep abreast of issues
relating to renting properties in and around Nottingham.
I have public liability and professional indemnity insurance
to cover myself and the Landlords I work for and I am a member
of a recognised property redress scheme.
I manage other Landlords
properties to the same high standard as I manage my own
If you want me to help you find new tenants then I will use
online letting agents to advertise accommodation to let on all
the main property websites including Rightmove, Gumtree, Zoopla etc.
There is a charge for this to cover the advertising costs
and viewings etc.
To accommodate working tenants I can do viewings any time any day
or evening or weekend.
the risks of finding a bad tenant I always carry out full
credit checks and references on all potential tenants
I prepare the tenancy agreements
that meet all legal requirements using the NLA website - and
can tailor the agreement to any specific or special requirements.
I do a full photographic and written inventory prior to move
in to record the condition of the property at move in and do
a full familiarisation of the house with the new tenant on move in - including
location of all gas, water and electricity isolation valves
I take the deposit and place it in the DPS - a government
approved deposit holding scheme and supply al the deposit
information to the tenant
If the tenant is claiming housing benefit I will liaise with
the benefit offices to confirm the amount of payments and to
To minimise misuse of the property I carry out regular
property inspections to ensure any defects / leaks etc are
identified early - usually every 3 to 6 months depending on
the tenants history.
I send visit reports to the Landlord and statements on

(using tools I carry in my car) like broken light switches

check out the problem and if I cannot repair it myself I will

can fix the problem at the same time.

arrangement with any trades for any commission for work I put

None of these services have ever been
required - and hopefully never will.
I minimise the risk of taking
on a bad tenant by regularly checking their properties to ensure the
property is being cared for. I organise repairs and maintenance (that I
cannot do myself) and I collect and promptly pass on the
rent to the Landlord.
If you are looking to invest in a property then I will be happy
to look at any properties you have shortlisted with yourself and
offer my advice.
I have no employees, no high street shop or offices so my
overheads are low. Your one and only contact is me - if for any
reason I cannot answer your call (say if i am driving) I will
always call you back.
My fee is a flat 9% of rent taken (no vat) for all the
services described above
plus an initial £220 if you need
me to help
find new tenants (not applicable if taking over an existing

Compare this to the average high street Letting Agent who
will add an additional 20% vat to any fees/expenses.
I do not take
commission (usually 10%) from tradesmen for work "put their
way" (which is a hidden cost in their bills to you).
You will always speak
to me (and I always return calls if I cannot answer whilst
driving etc) and I am open 24/7 (preferably 9am to 9pm).
Also I want to find a good tenant from
the start and keep them as a tenant for as long as possible
by providing a good and fair service. Many high street
letting agents see a change in tenancy as an opportunity to charge
all sorts of fees again to the new tenant and the Landlord.
I am a Chartered Engineer and have worked for over 25 years in
industry managing many medium sized factories across the east
midlands - I am now
"semi-retired". I am well used to organising and planning and
sorting all kinds of issues whether relating to people or
operational problems. I now manage our own properties (7 across
Nottingham and Derbyshire) and 20+ properties for other

This provides me with a flexible part time self employment to
